Townhouse: Features and Construction Stages

Who builds townhouses and how?

Construction companies build this type of property. Their designs include standard layouts and also offer custom design services. The townhouse construction process involves the following steps:

Selection and acquisition of a site for construction

When searching for a suitable plot of land, certain factors are always taken into account:

  • location in a green area;
  • topographical features;
  • geographical component;
  • infrastructure;
  • availability of nearby utilities.

Compilation of a documentary base

In this situation, a list of construction permits is reviewed. A required list of documents is also compiled, outlining the specifics of the construction, and floor plans and 3D visualizations are created.

Preparatory work

Specialists conduct engineering and geological surveys to examine the soil. Technical aspects are developed, barriers are installed, and, if necessary, basic utilities and access roads are established.

Construction of walls and floors

The correct choice of materials is crucial here, as the lifespan of the future building directly depends on this factor. In addition to erecting walls and laying floors, installation work for windows and doors is planned at this stage. Internal partitions and walls are also constructed. Floors are either poured with a concrete screed or laid on a foundation slab.

Roofing arrangement

At this stage, choosing the right material, taking into account the climatic conditions and the specific use of the building, is also crucial. Metal roofing tiles, bitumen tiles, or slate are most commonly used.

Installation of engineering equipment

Here, attention is paid to the installation of utility lines, if temporary utilities were installed at the beginning of the work. Power, heat, and water supply systems are installed, and ventilation and fire safety systems are installed, if necessary.

The final stage is exterior and interior finishing. This is followed by the subsequent decoration of the premises, taking into account the design plan and concept. Turnkey townhouse construction often also includes the installation of furniture, appliances, and design elements.

How long does it take to build a townhouse?

The construction timeframe is specified when drawing up the contract with the client. The specifics of the project and the characteristics of the construction site are always taken into account. On average, a townhouse with an area of approximately 150-200 m² can be built in approximately 9-12 months. This period includes the completion of all stages, including preparation, documentation, and final finishing work.

However, certain additional factors may influence the construction timeframe. These include weather conditions, the complexity of the architectural design, or the installation of utilities. In such situations, it is necessary to extend the construction period to prevent unforeseen circumstances.

The cost of building a townhouse can also vary, influenced by the type of materials used, the format of the engineering systems, the type of architectural design, and the number of workers on the site. Furthermore, soil and terrain characteristics can have a significant impact. A preliminary price is announced at the application stage. The final cost is determined after the estimate is prepared and is specified in the contract. The estimate details the types of materials used and the time period for each individual stage of construction.
