Frame houses are gradually becoming an alternative to the usual construction methods. In essence, these are buildings that are erected in a fantastically short time, are economical, energy-efficient, have a special design of walls, floors and roofs and perfectly retain heat.

In addition, such houses significantly reduce the cost of heavy equipment, which is usually used in working with classic materials. Such houses are delivered to the installation site in a disassembled form and assembled according to the project directly on the site. As a result, the customer receives a ready-made turnkey house, which can be immediately moved into for living.

Types of materials and technologies for building frame houses

The concept of a frame house should be taken literally. Such a building really consists of an internal frame, to which special materials are mounted from the outside and inside. In this case, the basic load is distributed to the frame, which is made of metal or wood. Mounted in accordance with the frame construction technology, such a house will be as resistant to deformation as possible, will be distinguished by rigidity and will be operated for as long as possible.

Currently, experts use two main technologies of frame construction, which differ in the method of cladding the building.

  • Frame technology. This method involves installing the material yourself with subsequent finishing and insulation of the walls. In other words, when building a house using this technology, it is necessary to separately purchase the material, carry out its installation, insulation and finishing. This technology is relatively inexpensive, but it takes a lot of time.
  • SIP technology. In this case, according to a special project, the house is built from panels (sip-panels) of the required size, on which there is already insulation. Structural elements are manufactured at the enterprises and delivered to the site in a prepared form. This technology is more popular because it helps to significantly reduce construction times. Regardless of which method is chosen for the rapid construction of a frame house, in the end the building will cost approximately the same. This is explained by the fact that in the first option you need to pay extra for insulation and finishing.

How does the construction of a turnkey frame house work and how much does it cost?

The first stage of frame construction is the creation of the foundation. Most often, columnar-strip or pile foundations are used for buildings of this type. The main supporting structure is the frame. In the case of its manufacture from wood, the material is pre-calibrated, dried and treated with antiseptic solutions.

The installation of the frame part and the assembly of the house is carried out according to the selected method. Builders work according to the project, having a clear plan for the location of racks, beams, rafters. Each wall panel is drawn on this plan, which completely eliminates the need to think "on the fly".

The next stage is the installation of roofing material. Most often, various types of tiles, rebates, PVC membranes, etc. are used for the roof. If necessary, insulation is used, mineral wool or other modern materials. The following processes are the installation of windows, doors, facade finishing, laying internal communications in the form of an electrical network, heating, ventilation.

The final cost of such eco-construction is determined at the order stage and fixed in the contract. Approximate prices can be announced taking into account the specifics of the order:

  • a house kit made according to the project will cost from 3,500 UAH per square meter of the building area;
  • a house for finishing - from 15,000 UAH per square meter, where the cost includes materials and work on the foundation, house kit, roof with insulation, windows and entrance doors;
  • a building for finishing - from 20,000 UAH per square meter, where facade decoration and a drainage system are added.

The previous options require additional work on the site, which is usually carried out by the building owner or workers hired for this. That is why the turnkey option is the most appropriate. The price of such a service is from 30,000 UAH. per square meter.
